Patriot Plots is a small, family-run land buying company. When you contact us, you're not being routed to a call center or handed to an agent who will list your property — you're talking to the people who will actually buy it. We research your parcel, make an honest cash offer, and if you accept, we close through a title company. If the offer isn't right for you, there's no obligation and no follow-up pressure.

What we do

We buy land directly from owners for cash. We are the buyer, not an agent or a middleman, and we are not brokering your property to someone else.

What it costs the seller

Nothing. There are no commissions, no agent fees, and no listing costs. We cover closing costs.

What we buy

Vacant lots, raw acreage, farmland and pasture, timber and hunting tracts, and problem parcels — including land in probate, land with back taxes or liens, and landlocked land with no legal access. We buy as-is.

How long it takes

A cash sale typically closes in about three weeks from a signed agreement. Title or probate complications can extend that; there are never lender delays or financing contingencies.

A deed or the parcel number. No survey required, and you don't need to clear, mow, or improve the land.

Why people sell to us instead of listing

Vacant land is slow and awkward to sell the traditional way. There are fewer buyers than for houses, ordinary mortgages usually don't apply, and many agents aren't keen on land listings because the commission doesn't justify the work. Parcels that are inherited, landlocked, behind on taxes, or stuck in probate are harder still, and those are exactly the ones we're set up to handle.

We'll be straight with you about the tradeoff: a cash buyer generally pays less than a flawless retail sale would eventually produce, because we're absorbing the time, the carrying costs, and the risk of whatever's wrong with the parcel. If your land is in a growing area with clear access and real demand, listing with a good agent may well leave you better off, and we'll say so. Our guides go into that in more detail.
